What a Pro Chaps decorating job includes
Every job starts with the surfaces, not the colour chart. Walls are washed down, cracks and dents filled and sanded, old paper stripped where it is not sound, and ceilings checked for stains that need a stain block before emulsion. Woodwork is rubbed down, bare patches primed, and knots sealed. Radiators come off where they can so the wall behind is painted rather than dabbed. Then the painting: mist coat where needed, two full coats of emulsion on walls and ceilings, undercoat and top coat on woodwork, cutting in by brush and rolling the fields.
We use trade paints, mainly Dulux Trade, Johnstone's and Crown Trade, with Farrow and Ball, Little Greene and Paint and Paper Library where the customer has chosen them. The quote names the product so you know what you are getting.
Interior, exterior and everything between
Inside: rooms, hallways, stairs and landings, kitchens and bathrooms with the right moisture-resistant paints, ceilings, coving and picture rails, wallpaper hanging and stripping, and woodwork in satin, eggshell or gloss. Outside: fascias, soffits, sash windows, front doors and railings, plus masonry paint on rendered fronts. Where plaster is blown or a kitchen would be better sprayed than brushed, the specialist trades are in the same team.
How a job runs, from quote to hand over
- Quote. Room sizes and photos through the Quick Quote form, or a visit for bigger jobs. A written price that itemises preparation, coats and products.
- Booking. A start date, an estimated finish date, and what we need from you (colours chosen, furniture cleared or not).
- Protection. Floors, furniture, fittings and fixtures covered. Communal areas in flats protected too.
- Preparation. Usually a third to a half of the time on site. Filling, sanding, sealing, priming.
- Painting. Ceilings first, walls, then woodwork, in the sequence that avoids splashing finished surfaces.
- Snagging. A walk round with you in good light, touch-ups done there and then.

The practicalities are different in the capital. Parking permits and loading bays; concierge and lift bookings in mansion blocks; leasehold rules about working hours; neighbours through a party wall; narrow Victorian staircases where a full-length ladder will not turn. We plan for all of that and keep the site tidy at the end of every day, because in most London homes the family is still living in the other rooms.

How much preparation do you do before painting?
As much as the surface needs and usually more than people expect: washing, filling, sanding, sealing stains, priming bare wood and plaster. On an average London room preparation is about a third to a half of the time on site.
Can I stay in the house while you decorate?
Yes, nearly everyone does. We work room by room, sheet everything, keep tools in one place and tidy at the end of each day. For dust-heavy work like sanding old gloss we run extraction and tell you in advance.
Do you supply the paint or do I?
Either. We normally supply trade paint and name it on the quote. If you have chosen a designer brand we can supply that, or you can buy it and we will paint with it.
How long does it take to decorate a two-bedroom flat?
Walls, ceilings and woodwork throughout, in reasonable condition, usually takes a week to ten days for two decorators. Wallpaper stripping, plaster repairs or heavy gloss work add to that and the quote says how much.
Do you decorate landlord and end-of-tenancy properties?
Yes, and they are often quick turnarounds between tenants. We can work to a standard neutral scheme, do the touch-ups or the full repaint, and coordinate with your agent for keys.
